Project Location: Dover-Foxcroft, Maine
Project Scope: North View Apartments is a 20,500sf 24-unit NET ZERO design housing project. The total amount of energy consumed on site by the building on an annual basis is equal to the amount of renewable energy generated on the site. Features that make this possible include an aggressively tight energy envelope built with meticulous attention to construction detail and a solar photovoltaic power system to deliver on-site energy sufficient for heat, hot water and all other domestic uses. Design features also include electric heat, spray foam insulation, triple glaze windows and full building mechanical heat recovery units.
The North View Apartments project is seeking certifications under five major “green building/energy efficient” programs. These include ENERGY STAR, LEED for Homes, the National Green Building Standard for Residential Construction, ENTERPRISE Green Communities and the Department of Energy “Zero Energy Ready Home.” Only a select few projects in the US have received certification under all of these programs. Besides emphasizing energy efficiency, these programs promote healthy indoor environmental air quality.
From design development through construction, a team of consultants including TOMe LLC, Horizon Residential Energy Services – Maine, and The Resilient Buildings Group has assisted in bringing North View to reality. The team provided design assistance and energy modeling plus construction monitoring and performance testing during construction.
North View evolved as part of a national competition in which USDA-RD offered to make available funds towards construction and operation of the most energy efficient buildings proposed with the goal of “Net Zero”. North View was a national winner of the competition – no other proposal in the entire United States scored higher than the North View proposal.
Each unit of this two story building has an eat-in kitchen, living room, bedroom and bathroom. The common area of the building includes a community room with a kitchen, an entry lobby and vestibule, a lobby office, storage rooms, laundry room, mailbox slots and a centrally located passenger elevator.
